Warranty & Emergency Information
All calls regarding warranty issues in your home should be directed through the Lewis Builders main office.
The purpose of the warranty is to provide coverage for defective or improper installation of material. It does not provide coverage for acts of God or repairs that are considered normal homeowner maintenance.

Appliances
For appliance issues, please contact the manufacturer directly, or a licensed Whirlpool repair company, with the model number, serial number, closing date, and a description of the problem. Refer to the Appliance Information sheet provided at closing.
Emergency Service
Emergency service is available when a plumbing, heating, or electrical malfunction makes the home unlivable, unsafe, or likely to cause further damage. Please limit emergency calls to those situations.
For nights between 4:30 PM and 7:00 AM, and for weekend emergencies, call **603-362-5333** and press **6** when prompted.
**Please note:** Emergency service is available only during the first year of ownership of your Lewis home. After one year, please contact your condominium association.
Sixty-Day List
During the first two months in your new home, you may notice items that need adjustment or attention. Please make a list of these items on the form provided in your homeowner folder and mail, fax, or email it to the warranty department using the contact information above.
One-Year List
Slight imperfections such as cracks, nail pops, and seam lines are common in drywall. Lewis Builders will return **one time** during the first year to perform drywall touch-ups when requested. Any problem reported after repairs have been completed becomes the responsibility of the homeowner.
The warranty program is not a substitute for normal homeowner maintenance. It is important to begin building a list of local home service professionals during your first year of homeownership. Lewis Builders provides contact information for installers and several recommended local tradespeople in the homeowner folder.
Items Not Covered Under the One-Year Warranty

Wear-and-tear items that were not specifically noted at the walkthrough are not covered on the 60-day or one-year list.

Grout will be repaired one time during the first year. After that, grout maintenance becomes the homeowner’s responsibility.

Nicks, tears, and damage to luxury vinyl tile, carpet, or hardwood are not covered after closing. Installation issues and seams are warranted for one year.

Countertop and sink scratches are not covered after closing.

Cabinet doors and unit doors will be addressed one time at the one-year warranty visit.
All items submitted to the warranty department under the 60-day and one-year lists are subject to review by warranty staff.
